Revaluation Schedule

The important dates and proposed schedule for the revaluation and preparation of the 2010 Property Tax Digest are listed below. Many factors affect these dates, and they are subject to change.

Revaluation Tasks

Field Data Collection Phase: AVTACS commenced field work on June 1, 2008 and it is still in progress. During this phase each parcel of property in the county will be visited and the improvements on the parcel measured and photographed.
Data Entry Phase: The data entry phase will then begin and the information collected in the field will be entered into a computer.
Appraisal Model Building Phase: An appraisal model will be developed with building cost tables and land value schedules. These tables and schedules will be applied to the sold parcels and calibrated where the model correctly predicts the observed selling prices. The model will then be applied to the unsold properties.
Uniformity Review: Properties will be sorted by type and quality and reviewed for uniform treatment.
Submission to Board of Assessors: The values will be officially turned over to the Board of Assessors for their review.
Official Assessment: When the Board of Assessors are satisfied that the revaluation has resulted in a fair and uniform digest, they will approve the values, make the assessments and then the timeline below will be followed to prepare the digest for final billing.
