What to Expect During the Revaluation During the revaluation process, AVTACS' appraisal staff will be visiting each piece of property in
Spalding County.
During this visit the appraisers will measure and grade all "improvements" on your property. Generally, an improvement
is any structure built on your property and includes, but is not limited to, houses, storage buildings, carports, and work
sheds. In addition, the appraisers will photograph each improvement. These photographs will be included in your property
record kept on file in the Tax Assessors office.
Typically, AVTACS' appraisers work in teams of one, two, or three individuals. When they are reviewing commercial property (businesses and industry) they will go on properties open to the public and ask for the owner or responsible person. For commercial properties that are not open to the public, appraisers will attempt to make an appointment. For residential property, the appraisers will go to the property and attempt
to notify you of their presence by knocking on your door. The lead appraiser
will be happy to answer any questions you may have about the appraisal
process. You are welcome to watch as the appraisers work, but it is not
necessary for you to be there while the appraisers do their job.
Unfortunately, appointments cannot be made to schedule a specific time for
the appraisers to come out to residential property. Also, please note that
for residential property appraisers will not ask to enter your home or any enclosed
improvement on your property (such as a storage shed).
Appraisers will need access to all parts of your land when they visit your property. It is routine for them to walk behind your home and take measurements and photographs. This degree of detail is necessary to make an accurate appraisal of your home and is no different than if you hired an appraiser to value your home. If their information is not correct, then the results will not be correct and you could be taxed too much or not enough. We realize that the security of your property is of utmost concern. AVTACS' field vehicles will
be clearly marked with signage. All members of the appraisal staff will be wearing photo
identification issued by Spalding County. Normally, the members of the appraisal staff will also be wearing
an official AVTACS company shirt with the company logo on the front. If you have any questions or concerns
